Unless you are Mr Wealthy, you will need some assistance with the financing of the purchase and, because you need the mortgage for investment, you will generally be limited to borrowing a maximum 85% of the purchase price. Since you can only borrow £170,000, you will need to find the remaining £30,000 deposit from your own funds. Sadly, there are other up-front costs when buying property. Let's take a look at the main costs of purchasing:

Total Required £35,000


The above list only represents the essentials and it shows that you would need to have £35,000 available in liquid funds to enable you to complete this purchase. While it might be true that you don't need to be Mr Wealthy to enable you to achieve this, you certainly need to be Mr Comfortable, and, sadly, the majority of us are not, we are more likely to be Mr Average. P.S. Please don't be offended ladies, I know it's just as likely to be Mrs as it is Mr!!!

So, we have illustrated the prime reason why most of us can only dream of the benefits available from investing in property. In order to generate easy income or significant short-term capital gains, we apparently need to have significant funds with which to start. Well, that's where the no money down strategies come in.
